The Lloyd Sadd office consists of 2 full floors with a spacious atrium in between and part of a third floor of office tenant improvement space. The building was originally built as a fitness centre, which presented some unique challenges and opportunities for design, including 2 existing cast-in-place hot tubs which were repurposed as a raised quiet room and a hidden supply room. The design makes the most of the atrium space by cantilevering out corners of meeting rooms on the second floor, raising some meeting rooms on the main floor, and with an artistic ceiling feature connecting the main and second floors. Clusters of offices and open workstations are dispersed throughout the space to create “neighbourhoods” where teams can collaborate together. This office also includes a large entertainment and kitchen space for employees to gather and socialize, for town hall meetings, and to host clients after-hours. A secondary kitchen and various coffee nooks are also scattered throughout to create additional spontaneous collaboration opportunities, increase the sense of community, and improve accessibility and comfort.
